Programs that are responsible for making the decision to implement a type of land use zoning which allows the adoption of a set of development standards that are specific to the particular project being proposed. Communities can plan development and conservation on large parcels by implementing PUD zones in which contiguous open space and natural areas are preserved and development is efficiently clustered on the less vulnerable parts of the site. Permanent protection of the open spaces typically depends on a use of a conservation easement. PUD zones usually do not contain detailed development standards; these are established during the process of considering the proposals and adopted by ordinance if the project is approved.
